			<content:encoded><![CDATA[<p>Madison Homes has contracted to purchase property for the development of 10 single family detached homes in the Ballston area of Arlington County, Virginia.  This community will be known as The Enclave of Ballston, and will represent one of the few opportunities for a new single family detached home community in Arlington County.  The Enclave of Ballston will be located within walking distance to the Metro station, restaurants, shopping and employment opportunities in Ballston.  Working with Walter L. Phillips, Inc. as engineer, and Devereaux &#038; Associates as architect, Madison is processing for subdivision plat and final engineering plan approval as a “by-right” development.  Property acquisition, development and construction will commence in late 2010.</p>

			<content:encoded><![CDATA[<p>Madison Homes will develop a community of 26 townhomes to be known as Madison Mews at Old Town Village, after selection by the City of Fairfax, Virginia to purchase the site of the City’s former regional library in the downtown redevelopment area of the City.  Madison’s selection was the culmination of an RFP process initiated by the City, which selected Madison from a field of 8 developers who responded to the RFP.  </p>
<p>Madison is processing for Redevelopment Option land use approval by the City, which will be followed by final site engineering and final architecture, with property acquisition and commencement of demolition, development and construction scheduled for the summer of 2010.  </p>
<p>Madison’s team on the Madison Mews development include Devereaux &#038; Associates as architect, Christopher Consultants, ltd. as engineers and Walsh Colucci Lubeley Emrich and Walsh as land use counsel.</p>

<p>West Street Venture, LLC, an ING Group entity, retained Madison to provide property management services for property located at 213 West Street in the City of Annapolis, Maryland.  In addition to on-going property maintenance, these services have included efforts to obtain extension of land use approvals and a real estate tax assessment appeal.</p>

The current development plan calls for 22 fee simple townhouses. The new plan will have a total of 35 homes, Madison is responsible for completing the re-entitlement of the development and is coordinating the work of the architect, civil engineer and land use planner. The development is expected to be complete by the end of 2009.</li>
<li>Sullyfield Industrial Park &#8211; Madison Homes has recently completed a renovation of an existing industrial warehouse complex in Chantilly, Virginia. Madison Homes coordinated the renovation and delivered the completed warehouse to BB&amp;T bank.</li>
<li>Rhode Island Avenue Condominium – Madison Homes was retained by People’s Bank of Pennsylvania to conduct a site and building assessment on a 6 unit condominium located in the District of Columbia. The project was completed in the summer of 2008.</li>

			<content:encoded><![CDATA[<p>Madison Homes and its joint venture partner, ING Real Estate Development, an affiliate of the ING Group, completed the development and construction of Acton’s Landing, a residential mixed use community of 106 condominiums, townhouses and single family homes in the Historic District of the City of Annapolis, Maryland.</p>
<p>This award winning, &#8220;smart growth&#8221; development involved the conversion of a 100 year old hospital site into a modern residential community fitting into the fabric of the City of Annapolis Historic District.  The redevelopment included the adaptive re-use of the original hospital building built in 1910 as part of the residential condominium component of the community, and is the sixth project by joint ventures between Madison Homes and ING Real Estate Development.  85% of the units and homes in the community have been sold and settled with sales and settlements to be completed in 2009.</p>
